Why Flexible Showings Help Homes Sell Faster

One of the hardest parts of selling a home has nothing to do with pricing, staging, or marketing.

It’s living in a home that is actively for sale.

Showings come at inconvenient times. Buyers request short notice. Plans change. Life keeps happening in the middle of the process.

As frustrating as it can be, flexibility is often one of the biggest factors in helping a home sell quickly.

Selling a Home While Living in It Isn’t Easy

I once worked with a seller who was a single mom raising two boys while working full time.

Like many families, she was juggling work, school schedules, activities, meals, and everything else that comes with daily life.

She asked if we could block out one hour each evening so they could have dinner together.

That was completely reasonable.

Outside of that time, she did her best to make the home available whenever possible.

The Showing She Didn’t Want to Do

As the listing progressed, several buyers requested showings.

Some came with plenty of notice. Others did not.

One day, a buyer requested a showing outside her preferred schedule.

She was tired. She was frustrated. She had already been accommodating.

She could have said no.

Most people would have understood.

Instead, she agreed to the showing.

That Decision Led to the Sale

The buyer who viewed the home during that showing ended up submitting the offer she accepted.

Her home sold in less than two weeks.

The showing that was the most inconvenient turned out to be the most important.

Why Flexibility Matters

When buyers are house hunting, they are often trying to see several homes in a single afternoon.

Work schedules change.

Children’s activities affect timing.

Lenders, spouses, and travel schedules all influence availability.

Many buyers are doing their best to fit showings into an already busy life.

The easier it is to schedule a showing, the more opportunities buyers have to see your home.

More opportunities often lead to:

  • More showings
  • More interest
  • More competition
  • Stronger offers

Every Showing Is an Opportunity

That does not mean sellers should allow unreasonable requests or completely disrupt their lives.

There needs to be balance.

But it is important to remember that every showing represents a potential buyer.

And sometimes the showing that feels the least convenient is the one that ultimately gets your home sold.
